form there. Cost to apply for an apartment is $25 which helps us to
offset the background checks and administrative expenses. We
typically ask for prior rental history, decent credit history, and/or
possibly a co-signer for your Apartment Lease Agreement should you be a
little short in your credentials.

Although we enjoy pets, we are unable to allow them except in instances
where they may be needed as an aid in living. It may be possible to
enjoy a small fish aquarium, however, you need prior consent from the
management.

Yes. Usually, a security deposit is equal to one month's rent.
In cases where credentials are marginal, we may ask for two month's rent
deposit and/or a co-signer. Laws governing security deposits can be

from the Minnesota
Attorney Generals Office. In accordance with
Minn.
Stat. § 504B.181, subd. 2(b) (2000) this publication is available to

Our properties are privately owned and operated, and are regular
'market rate'.
Although we don't have designated Section 8 and/or subsidized
properties, many of our apartment homes will qualify for assistance.
Cases are individual and prospective renters will have been pre-qualified
for assistance through whichever program they have applied.
Please check with local housing authorities or agencies which may be
able to help answer your questions. Here's a link to the

Rehabilitation Authority (HRA) which is one of the agencies that may
be able to assist you.

Currently, there are no restrictions on age except that one must be 18,
and/or of legal age at the commencement of the Lease Agreement.
Occasionally, there is an exception if the lessor has a co-signer or lease
guarantor. Cases are dealt with individually and need to meet our
application acceptance criteria. Most important in this criteria
(but not limited to) is rental history, credit history, and personal
references.

In accordance with Minnesota State law, Minn. Stat. § 363.03,
subd. (2)(a) (2000)...."According to Minnesota law, landlords cannot

national origin, sex, marital status, sexual or affectional orientation,
disability, or reliance on public assistance...."
